Making a Reservation
To reserve one of our properties please complete and sign the booking form and return it together with your payment of the initial 25% deposit. This should reach us within 5 working days of booking. We will hold your booking until then. Following receipt of your booking form and deposit, we will send you a confirmation email, which constitutes our formal acceptance of your booking.

Payment of Balance
The balance of the rent is payable not less than 60 days before the start of the rental period. If payment is not received by this date, we reserve the right to give notice that the reservation is cancelled. You will remain liable to pay the balance of the rent unless we are able to re-let the property. Reservations made within 60 days of the start of the rental period require full payment at the time of booking.

Damage Deposit
The damage deposit is an essential part of your property booking.
60 days before the start of your holiday we will send you a Credit Card Authorisation Form which we will ask you to complete and return to us with your credit card details. The advantage of this form is that you avoid bank transfer fees, and no money changes hands, unless loss or damage occurs. The amount is capped at a maximum of €500.
The form is invalidated as soon as we are able to inspect the house you rented after your departure, or within two weeks of your return home, whichever comes sooner.

The damage deposit includes the following provisions:
– No damage has been done to the property or its contents (including the swimming pool and any technical equipment), beyond normal wear and tear;
– No linen has been lost or damaged (including by fake tan);
– No early check-in or late check-out has taken place without prior agreement;
– No subletting has occurred;
– No neighbours have been subjected to unreasonable or excessive noise.

For cancellations up to 8 weeks prior to the start of the reservation period there is no charge. For cancellations between 4-8 weeks we refunded 50%. Between 2-4 weeks we refund 25%. For cancellations less than two weeks prior to the start of the rental period there is no refund. If however, Le Mas de Rosemarie is able to re-let the property, we will offer a refund, minus any expenses or losses incurred in doing so. In the unlikely event that Le Mas de Rosemarie has to cancel your booking, we will give you a full refund. We recommend that you take out suitable travel insurance for the duration of your trip.

Arrival & Departure Times
We kindly request that you do not arrive before 4pm on the day that your rental period starts. In order to have time to get your property ready for our next guests.  We adopt a strict departure time of 10am on the day of departure.

The Premises
You are responsible for the safe keeping of your belongings and vehicles during your stay. Le Mas de Rosemarie cannot be held responsible for any loss or damage incurred during your stay. Your house should be kept locked when not occupied.

Unfortunately we are unable to welcome pets at Le Mas de Rosemarie.

Mas De Rosemarie operates a strict no smoking policy.

Because Le Mas de Rosemarie is a hamlet of four houses that are located in close proximity to each other we would ask you to be considerate to your neighbours and to keep noise to a minimum. No loud music after 11pm please.

We are delighted to welcome children to Le Mas de Rosemarie, but we would ask that parents keep their children supervised at all times, particularly by the swimming pools. We kindly ask parents to ensure that their children keep noise to a reasonable level so as not to disturb the other guests.

Subletting & Numbers
We are very happy for you to welcome friends and family to Le Mas de Rosemarie, but we do not allow numbers in the houses to exceed those agreed at the time of booking.   These numbers include children and babies.  Neither do we allow any form of subletting. Our contract is with the party who signs the T&C’s at the time of booking.

Owner Liability
Le Mas de Rosemarie is not liable for any temporary defect or stoppage in the supply of public services to any of its properties. Le Mas de Rosemarie is not liable for any loss, damage, or injury, which might result from adverse weather conditions, riot, war, strikes, or other matters beyond its control. Neither is Le Mas de Rosemarie liable for any loss, damage, or inconvenience, caused in the unlikely event that one of our properties is destroyed, or substantially damaged, before the start of the rental period. In any such event, we would offer a full refund. But, under no circumstances would Le Mas de Rosemarie’s liability exceed the amount paid for the rental period.
